First and foremost, we sincerely hope you and your family are well.
The most important things in this situation are our health and our ability to look after our families.
Lower Wood Farm has been closed since Monday 23rd March. This was provisionally extended to Saturday 4th July by H.M. Government.
All holiday bookings for this period are being addressed, we will be in contact with you regarding your booking as we work week by week through this period.
We will also be contacting July and August customers as their balance payments become due with the current advice. Please feel free to contact us at any time.

For NEW BOOKINGS for the period Saturday 4th July to Friday 27th November. I will be offering revised Booking Terms and Conditions. This means that if either you or we have to cancel your holiday for COVID-19 related reasons I will offer a full refund – Please contact us directly for more details.

We are working hard to maintain and further improve LWFarm ready to reopen and bring life and wonderful moments back to our cottages and facilities, while adding new health and safety measures that will offer our guests as much peace of mind as possible. At this time, we are paying close attention to the instructions relating to safety given by the local authority and governing bodies.

To all our customers working with us through this difficult period by postponing their valued holiday to a later date. We say a big “Thank You” and we look forward to seeing you soon.

Arrival Advice


We wish to meet you on arrival at Lower Wood Farm between 2 pm and 4 pm.
Could you please advise us if you are going to be late arriving.

Car Parking

Lower Wood Farm car park is on you left as you approach the complex.
Cape Cottage guests have private car parking by the cottage.
Braeburn Barn guests continue around the complex as directed to Braeburn Barn.

Welcome Tea Tray

We welcome our guests to their cottages with a tea tray of homemade cakes.

Each cottage has a starter supply of toilets rolls, rubbish bags, dishwasher tablets and cleaning materials. Remember you may need further supplies for the duration of your stay.

Online Shopping

Tesco or Sainsbury’s deliver to Lower Wood Farm. Ensure you put your cottage name and your mobile contact details when ordering. Best to ask for 4  – 5 pm slot if you are arriving between 2 – 4 pm.

Outside Caterer

For home cooked meals delivered direct to your cottage contact our outside caterer details are on our website.

Cots, Highchairs and stair gates etc.

Please order in advance so these are in place for your arrival.
Cot bed linen is NOT provided.
Waterproof mattress covers are on all single beds.

Towels are provided in your cottage. You will need to bring swimming and beach towels. Babies require aqua nappies when using the swimming pool.

Your bikes may be stored in the old games room. Please bring your own locks.
You can cycle from Lower Wood Farm to Caister on Sea and local villages via footpaths and bridal ways. Bikes and outdoor toys are not permitted in the cottages.

Outdoor shoes are for outdoor use and for cottage cleanliness are best left at the door. Your cottage may have tiled /laminate flooring in certain areas and slippers are advised. Stocking feet increases the risks of slips and trips.

We endeavour to maintain a high standard of hygiene and cleanliness in our cottages and facilities. Your consideration and co-operation during your stay will be much appreciated

Only named persons booked may stay at Lower Wood Farm. Day guests are by prior arrangement only. A charge is made if your day guest wishes to use the swimming pool during their visit. Overnight visitors where the numbers exceed the bed space are NOT permitted (children count as 1 person with 1 cot per cottage unless twins).

Security Deposit

We will request your bankcard details on arrival which be held as a security deposit of £100.00.
Or you may deposit £100 cash which will be returned at departure providing all is in order. See departure advise.

Departure Advise

You are requested to vacate your cottage by 10 am on your departure day.

Cottages must be left in the same clean and tidy condition as you found on arrival.
For example, bins empty and clean, washing up complete or at least the dishwasher switched on. Oven and kitchen area clean. Failure to leave your cottage in a presentable condition will levy an additional cost of £40 to £100 depending on the cottage size.

We offer you a midweek two-hour cottage clean – vacuum, dust, tidy kitchen & bathroom clean @ £25.00. You may book on arrival.

For guests staying two weeks, bed linen and towels are changed and bathrooms cleaned if required on Friday midway.
